Kendall Square, home to some of the most innovative companies on earth, is central to the life and character of its local community. MIT has transformed six former parking lots to a vibrant neighborhood with diverse retail, housing, office/lab opportunities, and a public open space that fully leverage the Red Line and its location in the urban center of Kendall Square.
What are we achieving?
• Activating the Institute’s East Campus with new public space, retail, housing, the MIT Museum, and more

• Adding hundreds of units of graduate, affordable, and market-rate housing

MIT is creating a unique district where academic-led research can converge and collaborate with industry-led innovation to solve the world's problems. Innovation is done by people, and people need great places. The public realm improvements, new open space and new retail, are geared to maintaining Kendall Square’s competitive advantage that innovative companies need to thrive, attract and retain talent, and to create a welcoming destination for all.

Kendall Square has been called the most innovative square mile on the planet - new research and development, office, and innovation space will grow this ecosystem for the next generation.
MIT is committed to creating a vibrant and active public realm with enhanced retail that spills out into the open space, creating a seamless integration between buildings and the outdoors.
A new gateway to MIT's campus and open spaces provides public programming year-round, connecting the community to the activities that go on inside Kendall and MIT's walls.
MIT is pursuing retail that will fill the gaps of goods and services in the neighborhood, including a pharmacy, and will feature concepts by local operators and longer hours to keep Kendall active.
As part of MIT's commitment to the City of Cambridge's affordable housing needs, 18 percent of the units in the new residential building next to One Broadway will be designated as affordable housing.
The MIT Museum will anchor the gateway with adjacent to the Kendall T stop. The open space will be home to year-round programming featuring exciting MIT and Kendall art, science, and invention.
Working with the MIT Office of Sustainability and local partners, MIT is pursuing a cutting edge design approach that demonstrates commitment to tenants' well-being inside and outside of buildings.
In response to a long-communicated desire from the community, MIT is delighted to bring a Brothers Marketplace grocer to One Broadway, opening in 2019.
A new below-grade garage will provide parking for daily users and visitors with dedicated spaces for electric and low-emitting vehicles and hundreds of protected long-term bicycle spaces.
